What actually causes a "very limited" rating
- Slow permeability — heavy clay will not accept effluent fast enough.
- High water table — seasonal saturation prevents the required separation between the trench and groundwater.
- Shallow bedrock — there is simply not enough soil depth to treat effluent.
- Flooding or ponding — periodic inundation of the drainfield.
- Steep slope — effluent surfaces downhill instead of percolating.
Hydric rating is the quiet red flag. A hydric soil formed under saturated, anaerobic conditions. It signals both a septic problem and a likely wetland — two of the most expensive constraints in land buying, in a single field of a free dataset.
What alternative systems cost
Figures vary enormously by region and by system size, but as an order of magnitude in the US market: a conventional gravity system commonly falls in the $8,000–$20,000 range; a pressure-dosed or chamber system somewhat above that; a mound system frequently $25,000–$45,000; and aerobic treatment units in a similar band with ongoing service contracts and annual inspection costs. The soil survey is not a perc test
This matters and it is not a formality. Soil survey polygons are mapped at roughly 1:12,000 to 1:24,000, meaning the smallest mapped unit covers several acres. Conditions on one specific lot can and do differ from the map unit. No health department in the country will issue a permit on soil survey data.
